Few forms of housing have caused as much excitement among planners and social advocates, and as much consternation among appraisers and other real estate professionals, as accessory dwelling units—also known as granny flats, backyard cottages, carriage houses, and numerous other labels. 

Portland, Oregon is widely considered to be a leader in the ADU movement; and there frequently are misunderstandings among appraisers, owners, brokers, and lending agents of this type of microdevelopment—as well as some spectacular variations in appraised values on the same property. Also, there appear to be variations among key national institutions in language and policies relating to ADUs. Real estate professionals at every level lack a consistent view of functional and monetary value of properties with ADUs.
