Appraisers, today more than ever, need a thorough understanding of the role ADUs play in the real estate market. Learn why appraising an ADU is challenging and fundamentally different from multi-unit appraisals. Denis DeSaix of MetroCal Appraisals will cover best practices, what is legal, highest and best use, approaches to value, and cost vs value.

This one-hour course is intended for a national audience of Appraisers, Architects, Lenders, Real Estate Professionals, Developers, Builders/Contractors, Remodelers, Code Officials, and Consultants in markets where ADUs have been recently legalized, and are becoming a more popular form of development, as well as those in matured markets looking to increase your knowledge of the ADU Appraisal process.

Kol Peterson (Instructor)

Kol is on the Board of Casita Coalition and has extensive experience with ADUs starting from development to the technical and rules advisory committees for Oregon’s House Bill 2001 to help revise residential zoning regulations to allow for middle housing throughout the state. Kol is the owner of Accessory Dwelling Strategies LLC, a company dedicated to ADU related education, advocacy and consulting. See below for complete bio. 

 

Denis DeSaix, MetroCal Appraisal 

Denis DeSaix holds the MAI and SRA designations awarded by the Appraisal Institute and was the 2019 President of the Northern California Chapter of the Appraisal Institute. He has served as a Committee Member, Moderator, and Presenter at appraisal symposiums, has been published in Appraisal Today magazine, and is a past President of the East Bay Chapter of the Real Estate Appraiser Association. He co-authored a study funded by PG&E and sponsored by Build It Green on the value impact of green certified homes and the valuation challenges such properties present.

Denis now lives in the Las Vegas area where he continues to develop and teach appraisal continuing education classes with an emphasis on residential valuation. He is a consultant to the ADU development community, has spoken at conferences across the country on ADU valuation and appraisal issues, and is proud to have served as a United States Marine.

  • Learn about the different types of ADUs, the definition of legal ADUs from the lens of an Appraiser, the appraisal process for ADUs, and the regulatory requirements that impact the appraisal process. This includes zoning laws, building codes, and property value assessments as well as the challenges of appraising ADUs in a "new" ADU market.
  • Develop an understanding of market trends and how they impact the appraisal of ADUs. This includes analyzing the impact of supply and demand, property location, and other factors on property values. Understand the different appraisial approaches used to value an ADU.

  • Evaluate the condition and quality of ADUs. This includes understanding the different materials and construction techniques used in building ADUs, and evaluating the overall condition and quality of an ADU as well as identify potential issues or defects that may impact the value of an ADU.

  • Develop strong communication skills to effectively communicate appraisal findings. What is included in professional appraisal reports, presenting findings to clients, and providing expert testimony in court or other legal proceedings. Learn how to explain appraisal methodologies and findings to clients in a clear and concise manner.
